Application and Leasing

Applying for one of our apartments in Azusa, CA is simple. Head to our floor plans page to browse available one and two-bedroom layouts, select the one that fits your needs, and follow the prompts through our online leasing portal to complete your application. Prefer to apply in person? Stop by the leasing office and our team will walk you through it. 

You will need to provide proof of income and a valid form of identification.

Applicants must have a gross monthly income of at least 2.5 times the monthly rent.

All leases are 12 months.

At this time, subleasing is not permitted at Citrus Place.

Yes, renter's insurance is required. Your policy must include a minimum of $300,000 in liability coverage.

When it comes time to renew, our team will be in touch with renewal details. If you have questions about your upcoming lease end date or what to expect, feel free to contact us, and we will be happy to walk you through it.

At this time, Citrus Place does not offer affordable housing options.

Move-In and Move-Out Support

Yes, the following fees apply:

  • $50 application fee

  • Security deposit starting at $500 (up to one month's rent)

  • $200 holding deposit, applied toward your security deposit at move-in

  • Pet deposit and monthly pet rent if applicable

At this time, we do not have dedicated move-in assistance services. If you have questions leading up to your move-in date, our team is always available to help.

You are welcome to make your space feel like home, but all units must be returned in the same condition they were received at move-in. If you have questions about what is and is not permitted, reach out to the leasing office before making any changes.

Residents are financially responsible through the end of their lease term, or until a new resident moves into the unit. A lease break fee also applies. If you find yourself in this situation, we encourage you to contact our team as early as possible so we can work through the options with you.

A minimum of 30 days' written notice is required before vacating.

To move out, submit your 30-day written notice and schedule a move-out inspection with the leasing office. Our team will walk you through everything you need to know to wrap things up smoothly.

Security deposit refunds are processed within 21 days of your move-out date.

Fees and Payments

The security deposit starts at $500 and may go up to one month's rent depending on your application. A $200 holding deposit is required to secure your apartment, and it will be applied toward your full security deposit at move-in.

All utilities are the responsibility of the resident and are billed separately, giving you more control over your usage.

Citrus Place is compatible with Frontier, Spectrum, and AT&T. Frontier fiber internet will also be available as a rolling package through the community.

Rent can be paid through your resident portal, in person at the leasing office, or by dropping a check, money order, or cashier's check in the office drop box.

Yes, a $20 City Registration Fee applies. For a full breakdown of all applicable fees, visit the floor plans page where our Community Fee Guide is available.

Parking

Assigned parking is available for an additional fee ranging from $75 to $125 per month. Guest parking is also available on the property with a permit provided by the leasing office.

Guest parking permits are required and can be obtained through the leasing office.

At this time, EV charging stations are not available at Citrus Place, however there are a number of public charging stations in the area.

Maintenance and Requests

We are here to help with any maintenance needs! The easiest way to submit a request is through your resident portal. You can also contact the leasing office directly during business hours.

Emergency maintenance calls are addressed within 1 to 3 hours. All other work orders are addressed in the order they are received, typically within 24 to 48 hours.

Pets

Yes! Citrus Place is a pet-friendly community in Azusa, CA, and we are happy to welcome your cats and dogs. Up to 2 pets are permitted per apartment home. Some breed restrictions apply, so please contact the leasing office for the full list.

The following pet fees apply:

  • Pet deposit: $500

  • Monthly pet rent: $50 per pet

  • Dog registration fee: $58 (Poo Prints DNA registration)

Certain breeds are not permitted at Citrus Place. Please contact our team for the complete list of breed restrictions.

Pet waste stations are available throughout the community, and a pet park is currently in the works. In the meantime, Canyon City Dog Park is just a short drive away.

Amenities and Facilities

Life at Citrus Place comes with a solid lineup of amenities built for relaxing, staying active, and connecting with neighbors.

Each apartment at Citrus Place comes equipped with a full-size in-home washer and dryer, so there is no need for shared laundry facilities.

At this time, dedicated bike storage is not available at Citrus Place.

Yes. Citrus Place is compatible with Frontier, Spectrum, and AT&T. Frontier fiber internet will be available as a community package option rolling out soon.

USPS deliveries are handled through parcel boxes on the property. All other deliveries are left directly at your unit door.

We have one and two-bedroom floor plans in Azusa, CA with layouts ranging from 656 to 911 square feet. Options include one-bedroom/one-bath, two-bedroom/one-bath, and two-bedroom/two-bath configurations. Each home features open, livable interiors with private outdoor space and in-home laundry. Yes, virtual tours are available. You can schedule a tour directly from our website and select the option that works best for you.

At this time, furnished apartments are not available at Citrus Place.

Community and Lifestyle

Yes! Citrus Place organizes community events throughout the year. Check in with the leasing office or keep an eye out for announcements to stay up to date on what is coming up.

Quiet hours are observed daily from 10 PM to 7 AM, but we do ask that you maintain respectful noise levels throughout the day for the comfort of all residents.

During business hours, you can report noise complaints directly to the leasing office or put your complaint in writing to the property email. After hours, contact our security patrol for assistance.

Citrus Place is close to several schools serving the Azusa area, including Dalton Elementary School, Gladstone Middle School, Azusa High School, and the Azusa Discovery Center. For childcare and early learning options in the area, we recommend checking with the City of Azusa for current resources near your address.

Citrus Place is conveniently located at 801 East Alosta Avenue in the Citrus neighborhood of Azusa, just 25 miles northeast of Los Angeles. The community sits close to Azusa Pacific University, downtown Azusa's dining and shopping scene, and everyday retailers, including Target, Sprouts, Stater Bros., and more. For commuters, the Metro station is just 0.5 miles away, with bus stops right at the Citrus Avenue and Alosta Avenue entrances of the property. For the comfort and enjoyment of all residents, Citrus Place is a non-smoking community. This policy applies throughout the property, including all indoor and outdoor shared spaces. We appreciate everyone's cooperation in keeping Citrus Place a clean and comfortable place to call home.
